Information for Tenants

We acknowledge that finding a place that you can call home is important to you, so here at Leyland Leases, we aim to provide a service that is as simple and streamlined as possible to help your new home. We pride ourselves in caring for your needs, and navigating you through the letting process, to have confidence in us to provide a property that meets current legislations.

Our website is updated regularly with available rental properties, but in order to receive any updates, please register and we will contact you with details of new properties which meet your requirements.

There are various ways that a property is let which depends upon your requirements, it could be furnished or unfurnished and let on either a 6 month of 12 month basis, usually taking the form of a Standard Tenancy Agreement (copy available to view upon request).

Leyland Leases will deal with the property viewings, references, agreements and getting you moved in, if we have been instructed to manage the property, then you will normally report any repairs or queries to us. If not, then you will deal directly with the Landlord.

It is important to note that the rule of thumb is that you must earn at least 1.5 times the annual rent ( with a guarantor) or at least 2.5 times the annual rent on your own.

Rental Process

When an ideal property has been found, your full application will be put forward to the Landlord for their consideration.

Once successful, references and checks will need to be undertaken on all prospective tenants, at this point a holding deposit ((see if we can hyper link this)) will be taken, to hold the property for you, which will be at least one months full rent, with this amount being then taken off the first months rent.

Upon a successful references, the Tenancy Agreement will be sent to you for your confirmation and signatures. Prior to you taking procession of the property the agreed deposit payment should be made to Leyland Leases so that it can registered with the TDS.

When the date has been agreed that you take possession of the property, the Tenancy Agreement has been signed, the Inventory will be completed just prior to your move in date, Leyland Leases will book an appointment with the tenants to complete a full check in whereby we will go through the report, the property and all ****this needs adding in from the paperwork!!

Note that the timescale from this to signing the Tenancy Agreement should take no longer than 14 working days, the landlord reserves the right to re-offer the property after this point. Under these circumstances, or should your references prove unsatisfactory, the holding deposit/application fee would be non-refundable.

Key points to note are:

As a tenant your main responsibility is to fulfil the payment of the initial deposit, and ensure the correct rent is paid on time each month. Other responsibilities are to ensure that your own possessions are insured, and that you make payment of all utilities such as Gas, Electricity, Water/Sewage charges, Council Tax & Telephone upon moving into the property and contacting the relevant suppliers throughout the tenancy.

The Landlord is responsible for any repair/maintenance problems to appliances etc. but the Tenant is responsible for any breakages which should be reported immediately.

Decoration of the property must only be done with your Landlord’s permission.

No pets are allowed unless the Landlord has given consent.

Reasonable notice should be given in the event that the Letting Agent or Landlord wishes to inspect the property outside pre-agreed times. It is usual for the Agent to inspect the property at least twice during the term of your Tenancy and the Tenancy Agreement should cover this eventuality.

There is no set law regarding the time limit for returning deposits but this is normally subsequent to the final inspection of the property. We encourage Landlords to undertake a professional inventory report so as to record the condition of the property at the start of the property. In most cases, the deposit will be returned once any damages are ascertained by the Tenant/Landlord/Inventory Clerk and appropriate deductions agreed.
